Our competitive management fee structure is based on a percentage of the monthly gross rent, making the cost of real estate investments more affordable than you think.
Residential/Commercial Property Management (Full Service):
10% of the monthly gross rent receipt and ½ of the first month's scheduled rent. The ½ of the first month's rent will only be collected once per tenant and no more than once per year per property. (Min. $50 monthly fee)
We charge a $100 consultation fee to evaluate the property you want rented or leased. This fee is deducted from the first months management fees if you signup for our services.
A La Carte Services
Secure a Tenant (Residential - no other management activities):
The equivalent of the first month's scheduled rent, payable upon placement.
No management activities: 10% of the negotiated gross lease fee.
Rental Property Preparation Services:
No management activities: Negotiated based on current condition of unit.
No management activities: A per monthly fee of 1/2% of the assessed value of the property ($100 per month minimum).
No management fee is charged until rent is received.
No account setup fee.
All management fees will be deducted from the rent and the balance of the rent will be sent to the owner on a monthly basis.
If legal action is required, all county and legal fees will be deducted from the rent and the balance of the rent will be sent to the owner on a monthly basis.
