Our competitive management fee structure is based on a percentage of the monthly gross rent, making the cost of real estate investments more affordable than you think.

Residential/Commercial Property Management (Full Service):
10% of the monthly gross rent receipt and ½ of the first month's scheduled rent. The ½ of the first month's rent will only be collected once per tenant and no more than once per year per property.  (Min. $50 monthly fee)

Additional Fees 

  • We charge a $100 consultation fee to evaluate the property you want rented or leased. This fee is deducted from the first months management fees if you signup for our services.  

A La Carte Services
Secure a Tenant (Residential - no other management activities):
The equivalent of the first month's scheduled rent, payable upon placement.

Commercial Leases:
No management activities: 10% of the negotiated gross lease fee.

Rental Property Preparation Services:
No management activities: Negotiated based on current condition of unit.

Vacation/Property Safeguard:
No management activities: A per monthly fee of 1/2% of the assessed value of the property ($100 per month minimum).

Additional Information:

  • No management fee is charged until rent is received.

  • No account setup fee.

  • All management fees will be deducted from the rent and the balance of the rent will be sent to the owner on a monthly basis.

  •  If legal action is required, all county and legal fees will be deducted from the rent and the balance of the rent will be sent to the owner on a monthly basis.
